We Start With Coffee
… or tea, or even a glass of wine. The best way to get to know each other is to meet in person. Your project is a major investment in time and energy and we want to ensure that we are the best firm for your special project. We meet to figure out what you like, what your project scope is, what you wish to build & when you would like to start. We discuss your needs, your ideas and your budget. At the conclusion of this meeting we should know whether we are the perfect fit.
WE MAKE SURE THE PROJECT WORKS
Project Feasibility Study
We explore the feasibility of the project with the city to ensure that what we have in mind is in line with the city rules and codes. We obtain property records, engage the relevant consultants, and get surveys of the site (if relevant). We examine the existing conditions, draw up what is there so we have somewhere to start. In short we make sure that everything works before we start with the fun stuff!!
WE EXPLORE ALL DESIGN OPTIONS
Schematic Design
We try our hand at different ideas. We explore all the possible design options that fit into the scope we established right in the beginning. We try a little of this, and then a little of that. At the end of this process we should have just one!!
WE WORK OUT THE FINER DETAILS
Design Development
Now that we know how may rooms we want and exactly where they go (the layout), we need to imagine how they will look once we are done. Each wall (inside & out), floor and ceiling has to be thought of. We want to decide on finishes, lighting fixtures, plumbing fixtures, kitchen cabinets, tile, stone slabs, decorative hardware & paint colors. In other words all the fun stuff!! This takes a fair amount of time and may overlap with the next stage. But do not fret, you are in good hands.
WE GET READY TO START
Construction Documents & Bidding
This is when we get serious. Now we have to make sure we put all this information down on paper for the city and the contractors, as well as any consultants we have been working with or might still need. Everyone works together to ensure that we convey all the necessary information to everyone who will make this project a reality. In other words we put all the little lines on paper that will get this project built. Once we have a complete set of documents we send them off for city ( and sometimes other) approvals and concurrently get prices (bids) from various sub contactors.
WE BUILD!!
Construction
We get to see the fruits of our labor come to life. Now that we have our team together we start the building process. We meet on site with all the sub contractors regularly to make sure everything is on track. At the end of this process we have a home. Your dreams turned into a reality. We are at the end of our journey together but the beginning of yours in your home.
